The Richlands project comprises six NDIS dwellings designed with flexibility and longevity at their core. While purpose-designed to operate as NDIS and social housing, the homes have been carefully planned to allow for future creative change of use, protecting the developer’s long-term investment.
Ink Duck adopted a “design once, use many ways” approach which ensures each dwelling meets NDIS spatial, accessibility, and amenity requirements without becoming over-specialised or institutional in form. Generous room sizes, adaptable layouts, and rational structural planning allow the dwellings to transition seamlessly to affordable housing, private rental, or alternative residential models as market or funding conditions evolve.
The result is a small-scale, dignified housing outcome that supports residents’ independence today while giving the developer confidence that the asset remains commercially resilient, adaptable, and affordable over time.
