The Sammels Drive site presented a series of complex constraints, with limited developable area, overlooking considerations, and sensitivity to neighbouring interfaces. The client had previously engaged multiple architects without success in achieving a viable yield that met both planning controls and NDIS requirements.
Ink Duck took a strategic, design approach to unlock the site’s potential. Through careful massing, orientation, and planning optimisation, we achieved an eight-unit supported accommodation outcome that balances yield, amenity, and dignity for residents. The development is oriented to overlook adjoining parkland, maximising outlook, daylight, and passive surveillance, while maintaining privacy and separation from the street.
A shared communal space sits at the heart of the project, providing a safe, accessible environment for social interaction while remaining discreet and protected from public view. The result is a small-scale NDIS housing facility that feels residential rather than institutional demonstrating Ink Duck’s ability to deliver high-quality supported accommodation outcomes on challenging sites where others have been unable to succeed.
